The Sales Process
We guide you through every stage of selling your home, ensuring you understand what to expect from start to finish.
Offer Accepted
Once an offer is accepted, the property is marked Sold Subject to Contract (SSTC). The sale is agreed but not yet legally binding, and either party may still withdraw.
Instruct Your Solicitor
Both buyer and seller appoint solicitors to begin conveyancing. Contracts are drafted and initial legal checks are carried out to progress the sale.
Surveys & Searches
The buyer arranges a property survey whilst their solicitor conducts local authority searches. Any mortgage requirements are also finalised at this stage.
Enquiries & Contracts
The buyer's solicitor raises enquiries about the property. Once all queries are resolved and both parties are satisfied, the final contract is agreed and prepared for signing.
Exchange of Contracts
Both parties sign and exchange contracts. A deposit is paid by the buyer, the sale becomes legally binding, and a completion date is formally agreed.
Completion & Handover
The remaining funds are transferred, ownership passes officially to the buyer, and the keys are handed over. Your sale is now complete.

The agreement typically involves a small reservation fee and sets out clear conditions for the transaction. Should either party withdraw without a valid reason, financial protection is in place for the other side.
