UK Asking Prices Surge to Record High in January 2026

The UK housing market has kicked off 2026 with its strongest January price rise on record, according to the latest Rightmove House Price Index. Average asking prices climbed 2.8 per cent month on month — an increase of £9,893 — bringing the national average to £368,031.

This surge reflects renewed seller confidence after a quieter end to 2025, with many homeowners choosing to list early. However, supply is also at its highest level for this time of year since 2014, and around a third of existing listings have already seen price reductions. Realistic pricing remains essential for standing out in a competitive market.

For landlords and investors, this early‑year momentum offers valuable insight into pricing expectations and demand patterns. Now is a good time to review your strategy and ensure your portfolio is aligned with current conditions.
