The Commuter Belt Is Booming But Is It Right For You

New figures from Rightmove have put the commuter belt back in the spotlight, and the demand is striking. For anyone weighing up a move, the data is worth a closer look, because the right decision is rarely the one the headlines are selling.

What the data shows

Rightmove ranked commuter towns by buyer enquiries per available listing, and of the cities studied, London showed the widest gap between demand for its commuter towns and demand for the city itself (June 2026).

Hitchin in Hertfordshire came top, generating almost twice as many enquiries per listing as London itself, a difference of 96 per cent. Even fifth-placed Basingstoke drew 71 per cent more interest than the capital. The prices reflect that pull. Harpenden now averages around £948,000, while Hitchin sits near £496,000 for a journey of roughly 31 minutes into Kings Cross.

Our view

Look closely and a pattern emerges. Several of the most sought-after towns, including top-placed Hitchin alongside Harpenden and Letchworth, sit in Hertfordshire on the lines into Kings Cross and St Pancras, two stations that stand side by side. The Hitchin and Letchworth services run into Kings Cross through North London, passing through Finsbury Park, right on our doorstep. The connectivity that makes these towns so desirable is connectivity our neighbourhoods already enjoy.

That is the trade-off worth weighing honestly. Moving out can buy you space and a garden. It also costs time, money and the convenience of living where the connections already are. For some buyers the swap makes perfect sense. For others, trading up within North London delivers the same lifestyle goals without the daily journey.

There is no single right answer, and that is exactly the point. The figures that make headlines are national averages. They cannot tell you what your home is worth, how your street is performing or which option genuinely suits your life.
