Protecting Your London Property from Damp and Mould This Season

The UK has experienced an exceptionally wet start to 2026, with persistent rainfall across many regions and reports of near continuous rain in parts of the country. Recent national coverage has highlighted saturated ground conditions and ongoing flood risks following one of the wettest beginnings to a year in recent memory. Prolonged periods of rain significantly increase the likelihood of condensation, damp patches and mould growth within residential properties, particularly in older London buildings where ventilation and insulation standards can vary.

Condensation occurs when warm indoor air meets cooler surfaces such as windows and external walls. When moisture levels remain high for extended periods, surfaces may not fully dry out, creating conditions in which mould can develop. While some condensation can be managed through regular ventilation and consistent heating, persistent damp should never be ignored. Over time it can damage decorative finishes, affect internal air quality and potentially impact structural elements of a property.

Landlords should also be aware of their legal responsibilities. Under the Homes Fitness for Human Habitation Act 2018, which remains fully in force, rented properties in England must be fit for human habitation at the start of and throughout a tenancy. This includes being free from serious hazards such as significant damp and mould. Local authorities have enforcement powers where properties are not maintained to a safe and habitable standard. Recent reforms introduced through Awaab’s Law in the social housing sector have further reinforced expectations around prompt investigation and remediation of damp and mould hazards.

What Landlords and Homeowners Should Do

  • Maintain consistent heating, particularly during colder and wetter periods
  • Ensure extractor fans are operational in kitchens and bathrooms
  • Improve ventilation by opening windows regularly where possible
  • Clear gutters and check roofs for blockages or leaks
  • Inspect external walls and seals around windows and doors
  • Respond promptly to reports of damp or mould within the property
  • Keep records of inspections and remedial work undertaken

Early inspection and swift action remain the most effective ways to prevent more serious issues from developing.
